What is a home inspection?

A home inspection is an objective visual and non-invasive examination of the physical structure and major components of a home. The home inspection process generally takes 2-3 hours onsite to complete. A home inspection report is then generated which provides client(s) information and recommendations on the observations/defects noted by the inspector.  back to top


Why is a home inspection so important?

A home inspection is extremely important. Many home buyers may look at a home to fall in love without a home inspection then only to be devastated to find structural / termite problems. An inspection done correctly can reveal many hidden defects. The fees associated with a home inspection can pay for itself many times over with the additional money you can save on the purchase price. There are no current laws in New York that requires a professional home inspection for buyers or sellers. What kinds of tools are used for home inspections?

Sure some inspectors can perform home inspections just with a screwdriver and flashlight to claim that they have the expertise visually, but we own and use a wide variety of professional tools that will support and stand behind our home inspection process. What if the report shows defects?

It is fairly certain that all homes have defects. No single house is perfect in every way whether old or new constructions. When you see defects showing up on the report, it does not indicate that you should not buy the house, but pay careful attentions to the defects that the inspector points out. Some defects are minor while others can be serious requiring immediate attention. If you have a tight budget, an advance understanding of the costs you may incur upon purchasing the house will be very valuable. Are home inspections performed to set standards?

Yes. Home inspections are performed in accordance to the standard of practice for home inspectors. Inspectors that are part of home inspector association such as NACHI (International Association of Certified Home Inspectors) have higher standards and annual education requirements that must be met. Can't I perform my own home inspection?

While some people may think a home inspection is easy enough to performed, rest assure that it is not. It requires a lot of work. A professional home inspection requires extensive trainings and licensing requirements. Even a person in the construction trade may not be able to understand all components of the house. Many house defects are hidden that only a professional home inspection may reveal. A home inspector will understand many elements of constructions, their proper installations, potential defects and maintenance issues. Should I attend the home inspection?

Yes, we request that the client(s) join us in the home inspection process. A thorough home inspection will reveal many issues that the inspector will like to point out and explain to you in person. At the end of the home inspection, the inspector will generally give a summary of all the major findings. After you seen the house with the inspector, it will be much easier to understand the written report. back to top


How do I get my home inspection report?

We are very diligent with the reporting process. We do not generate onsite reports as we believe a properly written report will take time. The written home inspection report will be generated electronically in secured PDF format for client(s) generally within 24 hours. You will receive the report via email first. The hard copy will be sent to your home address within 2-3 business days. back to top
